The place in plain English

Living in Al Marjan Island.

Marjan's four coral-shaped islands combine existing beach resorts with residential projects at different stages. Wynn Al Marjan Island is under construction, with the operator now targeting September 2027 for opening; its planned restaurants and entertainment are not amenities residents can use today. The real comparison is between an operating home, a home approaching handover and a launch whose neighbourhood will continue to change. Al Hamra Village and Mina Al Arab are separate Ras Al Khaimah communities, not extensions of this island or interchangeable price comparables.

On the ground

The resort island is one part of Ras Al Khaimah.

The handoff's Ras Al Khaimah study spans several coastal communities. Al Marjan is the four-island resort setting within that wider market, not a shorthand for every home in the emirate.

01The island today

The coastline already works, but the homes are at different stages.

Marjan describes four coral-shaped islands with existing resorts and a growing residential plan. An occupied apartment, a home close to handover and an early launch each offers a different level of certainty about the building, neighbouring works and usable facilities. They should not be priced as one identical island product.

02The Wynn timetable

September 2027 is an opening target, not today's visitor demand.

Wynn's August 2026 results set September 2027 as its intended opening. The resort may change the island's visitor economy, but its operating effect on a particular apartment's rent or resale value has not yet been observed. Underwrite the home and its costs without treating a future guest as a signed tenant.

03The wider emirate

Al Hamra and Mina Al Arab offer different comparisons.

Al Hamra Village already has a golf course, marina and established residential streets. RAK Properties describes completed apartments and villas within Mina Al Arab's Hayat Island plan. Those communities can test the case for an operating waterfront home; neither is a like-for-like sale simply because it shares the Ras Al Khaimah coastline.

Choose between the operating island, the under-construction island and an established home elsewhere in Ras Al Khaimah before comparing asking prices. The proposed Wynn opening is a scenario to examine, not an achieved return.
