The May 2026 report records 18 off-plan villa and townhouse registrations against seven completed transfers. Its residential price measure rose 0.99% in the month, but the two transaction groups describe different homes at different stages. The report is most useful for seeing that split, not for setting one price for the entire community.
01The recent price reading was stronger than the annual one.
The provider reports residential price change of +0.99% over one month, +8.76% over three months, +8.96% over six months and +2.02% over twelve months to May 2026. These are separate look-back measures, not changes in the villa or apartment averages below. The report does not explain which home types account for the difference between the recent and annual readings.
One positive month is therefore not a price guide for a specific villa. The community contains different products and stages of completion; the extract does not supply matched sales or the index method needed to isolate a particular development's movement.
Each value is the report's separate look-back measure. None is a change in average sale value for a matched group of homes.
02Off-plan registrations outnumbered completed villa transfers.
The May report records 18 Oqood villa and townhouse registrations averaging AED 8,641,039. It records seven title-deed villa and townhouse transfers averaging AED 10,189,286. The lower off-plan average is not evidence that a comparable new home was cheaper. These are different transaction groups, and the report does not match them by size, plot, specification or location within the community.
Seven completed transfers are a thin basis for a resale comparison. A buyer would need recent transactions for the same home type and sub-community; for a new home, the release, payment stages and delivery position matter as much as the headline average.
03Two apartment transfers cannot price the apartment market.
Only two completed apartment transfers appear in the May extract, with an average sale value of AED 1,987,500. The report provides no May off-plan apartment row. The average describes those two transferred homes; it is not a community apartment median or a current asking price.
04The 5.78% yield is gross and area-level.
The provider reports gross rental yield of 5.78% for Jumeirah Golf Estates in May 2026. It does not supply a rent roll, service charge, vacancy record or net yield for an individual home. A buyer cannot apply that percentage unchanged to a villa or apartment under consideration.
The benchmark prices below are also different measures. Q1 agreed sales, Q1 transferred sales and Q1 valuations sit beside Q2 active listings. They are not one matched set of homes or one point in time, so the listing figure does not establish an asking-to-sale discount.
05Compare the exact home within its transaction group.
For an existing villa or townhouse, start with recent completed transfers of the same size and condition in the relevant sub-community. For an off-plan home, compare its specification, payment schedule and delivery stage with similar releases before weighing it against completed stock. An apartment purchase needs more than the two completed sales in this archive.
May shows where recorded activity concentrated and how the provider's residential price measure moved. It does not tell a buyer whether today's particular home is well priced. Current comparable sales and actual ownership costs could change the conclusion.
The published price-per-square-foot benchmarks measure different stages.
The community report prints these four benchmarks without the underlying sample sizes or a matched-home comparison. Their period labels and transaction stages need to stay attached to them.
Q2 is the source's printed label, not a claim that a full quarter had elapsed by May. An asking-price benchmark cannot be treated as a completed-sale result.
