The place in plain English

Living in Yas Island.

Yas Island's residential offer includes Yas Acres villas and townhouses and the apartment communities of Water's Edge, Mayan and Ansam. These are different homes, not one island-wide investment product. The comparison below connects home format and shared facilities to daily use, recurring costs and the difference between a residential tenancy and operating a licensed holiday home in Abu Dhabi.

On the ground

Choose the community, then choose the letting model.

Yas Acres, Water's Edge, Mayan and Ansam share an island address but offer different homes. A family home, a conventional rental and a holiday-home operation also need different comparisons.

01The houses

Yas Acres puts a house and its outdoor space at the centre.

Aldar's Yas Acres page lists townhouses and villas, with parks, pools, gyms and a canal promenade. A house offers a different balance of private space and upkeep from an apartment: garden care, maintenance and the route between rooms and outdoors become part of daily use. Compare the exact phase and home, rather than applying one older collection's bedroom range to every property carrying the Yas Acres name.

02The apartments

Water's Edge, Mayan and Ansam are not interchangeable buildings.

Aldar lists one-to-three-bedroom apartments at Water's Edge, with a waterfront boardwalk, cycling and jogging routes and sports courts. Mayan and Ansam are separate apartment communities with their own shared facilities. At the unit level, the floor plan, outlook, parking and recurring building charge can matter more than the shared island name. Compare actual homes in each building before turning a general Yas search into one rental-return assumption.

03Family use

Separate a regular household routine from a visitor itinerary.

A destination can be enjoyable for a weekend without fitting a daily work and school pattern. Take the journey from the actual parking space to the places the household uses, including ordinary shopping and the route home at busy times. Then compare that routine with the quieter benefit of private space or the convenience of a managed apartment. This is a choice between particular homes, not between an island brochure and a city average.

04Residential letting

A year-round tenant and a series of guests produce different costs.

A residential tenancy concentrates the comparison on the contracted rent, the home's condition, owner charges, management and vacant periods between tenants. Holiday letting adds furnishing, cleaning, guest turnover, utility use and operating work. A nightly room price multiplied by 365 is not an annual rental estimate. Build each case from its own evidence and cost schedule before deciding which use the purchase needs to support.

05Holiday homes

Abu Dhabi's holiday-home route needs a licensed unit and an operating system.

DCT Abu Dhabi's manual makes unit eligibility subject to approval rather than treating every residence as a permitted holiday home. Its 30 March 2026 circular requires owners and operators to use the DCT Holiday Homes System from 15 April 2026, including guest and occupancy records before check-in. The specific unit's permission and the operator's responsibilities therefore belong in the purchase case. A Yas address or an existing short-let listing is not a substitute for that record.

Choose the home that fits the intended use, then compare all-in ownership and letting costs. A house, a managed apartment and a licensed guest operation can each make sense for different owners; none inherits a guaranteed return from the island's attractions.

Questions about Yas Island

Can any Yas Island apartment be used as a holiday home?

Do not assume so. DCT assesses unit eligibility, and the owner/operator must meet the applicable licensing and system requirements. Confirm the named unit and permitted use before underwriting guest income.

Should I compare holiday-home revenue with annual rent?

Compare net results over the same year, not gross nightly revenue against a tenancy's annual rent. Use separate occupancy, cleaning, furnishing, utilities, management and owner-charge assumptions for the guest operation.
