01 · Your plans

Keep the Canadian home, sell it or add Dubai?

The way you intend to use the real estate shapes the location, budget and timing of the purchase.

Canada buyer context

What changes when your purchase crosses borders?

Keeping a Canadian home and adding Dubai is not the same decision as selling one to fund the other. Establish which you intend to do before comparing returns. The first increases the capital tied up in real estate; the second exchanges a familiar holding for one you will manage from a distance.

Start with the condominium you could actually own

A Toronto condominium and a Vancouver apartment have different costs and tenant markets. Use the building's condo fees, condition, insurance, financing and tenancy in the comparison. If you already own it, the proceeds available after a sale are more relevant to a Dubai budget than its headline valuation.

For Dubai, distinguish a ready home from a launch. A ready home can be inspected and its existing tenancy examined. A launch commits cash against a future delivery, so the payment schedule and the period without rent need their own place in your budget.

CAD is the currency of your funding decision

The dirham is fixed against the US dollar, not the Canadian dollar. An AED purchase price and an AED rental estimate therefore need a second view in CAD. Keep conversion costs separate from exchange-rate assumptions so you can see what the bank charges and what the currency itself changes.

If you retain borrowing in Canada while owning in Dubai, show those payments alongside the Dubai costs. Do not compare an unfinanced Dubai yield with the net result of a financed Canadian home.

Official guidance

T1135 is not the same as reporting rental income

CRA generally requires Form T1135 when a Canadian-resident taxpayer's total cost amount of specified foreign property exceeds CAD 100,000 at any time in the year. That is an aggregate cost test, not the current market value or the size of a deposit. Personal-use property is excluded; mixed use needs classification from its actual facts.

Canadian residents must also report foreign income even below that threshold. Keep the title, purchase costs, ownership shares and rental accounts together. A holiday home and a home let for profit should not be treated as interchangeable on the return.

Official guidance

Choose the management arrangement before handover

A remote rental needs someone accountable for inspections, repairs and tenant matters. Agree the spending authority, statement frequency and handover process in advance. If the home is for your own visits, your intended dates and access arrangements should shape the letting plan rather than follow it.

02 · Tax, funding and ownership

Questions to resolve before you buy.

Take these questions to the adviser handling your tax, legal or banking arrangements. The answers depend on where you live and how you fund and own the home.

  1. Q01

Am I Canadian-resident for the relevant tax year?

  2. Q02

Does my intended use make this specified foreign property or personal-use property?

  3. Q03

What other foreign holdings count towards my aggregate T1135 cost amount?

  4. Q04

How will CAD purchase costs, income and sale proceeds be recorded?

Moving to the UAE

Ownership and residency are separate steps.

Buying a home and applying for UAE residence are different processes. Establish the purchase budget and ownership first, then use the current authority service for the residence category you intend to apply under. A developer's payment schedule is not an approval of residence.

Who handles what

Real estate advice and specialist support.

We can compare the Dubai shortlist with the Canadian asset you would retain or sell. Your Canadian accountant can classify the intended use and reporting from the same ownership and cash-flow records.

Purchase checklist

  1. 01

Identify the exact unit, title or off-plan registration, seller and payment recipient.

  2. 02

Get the purchase costs in writing, including registration, agreed agency charges, bank costs and currency conversion.

  3. 03

For a completed home, obtain its service-charge statement, tenancy details and condition report; for off-plan, map every instalment and the period without rental income.

  4. 04

Confirm bank requirements and the source-of-funds documents before a payment deadline.

  5. 05

Agree who inspects, accepts handover, manages repairs and receives notices when you are abroad.

How you hold the asset

Ownership options

  1. 01

Sole ownership puts the title, funding and rental records in one person's name; succession still needs to be arranged.

  2. 02

Joint ownership needs recorded shares and a clear record of who funds each payment and receives the income.

  3. 03

Company ownership adds administration and can change borrowing and home-country reporting. Choose it for a specific purpose, not because it sounds more sophisticated.

A familiar structure may still be wrong for the buyer, lender, property or succession plan. Qualified review is required.

Questions this page can answer

01Is the T1135 threshold the same as my down payment?

No. CRA describes a cost-amount test for specified foreign property, not a down-payment test. Include other relevant foreign holdings when establishing the total.

02Can I keep my Canadian home and buy in Dubai?

The financial comparison should include both holdings, their debts and the cash reserve each needs. This is a different allocation from selling the Canadian home and transferring the proceeds.

03Can a Dubai holiday home also earn rent?

The letting arrangement must fit the building, local requirements and your use dates. Personal and rental use also affect Canadian reporting, so record the actual use rather than relying on the name given to the home.
