01 · Your plans

Retain, sell or diversify: three different choices.

The way you intend to use the real estate shapes the location, budget and timing of the purchase.

Netherlands buyer context

What changes when your purchase crosses borders?

If you already own a rented home in the Netherlands, the useful starting point is that home: its rent, costs, tenancy and sale prospects. Dubai then becomes a specific alternative for your capital, not a general argument that every Dutch landlord should leave.

The Dutch tenancy belongs in the comparison

An Amsterdam, Rotterdam or Utrecht apartment should be assessed with its actual lease, condition, owners' association costs and planned maintenance. A sale with a tenant and a vacant sale are different scenarios; do not assume you can choose either on a preferred date.

Keeping that home and adding Dubai leaves both assets in the portfolio. Selling it to buy Dubai replaces one with another and introduces transaction costs. State which decision is being considered before comparing the likely income.

A price index does not measure your rental result

A national home-price index describes movement in a defined market. It does not include an individual owner's repairs, financing or rental income. For the Dutch home, calculate the cash left after those expenses. For the Dubai home, use a named building, evidence for the unit's rent and its actual charges.

A Dubai off-plan payment schedule adds a period of outgoing cash before a home is available to let. Compare that with the income you would receive by retaining the Dutch rental during the same period.

Box 3 still needs a look when the home is overseas

Belastingdienst includes second homes outside the Netherlands in its Box 3 guidance and gives separate instructions for rented real estate. The classification, valuation and any double-tax relief need to be worked through for your residence status and intended use. Moving the asset abroad is not a reason to leave it out of the discussion.

Keep the ownership share, relevant valuation, debt and rental records together. Do not build a purchase case around a promised future Box 3 reform or a blanket claim that a Dubai home escapes Dutch reporting.

Official guidance

Keep the euro outcome visible

The dirham is fixed against the US dollar. A Dutch owner planning to spend rent or sale proceeds in euros therefore has a currency exposure as well as a real estate holding. Show the result in both AED and EUR with the exchange assumptions stated.

The practical question is what the extra distance buys. If a Dubai home does not improve the intended use, net income or spread of your holdings enough to justify management and transaction costs, retaining the Dutch asset remains a valid conclusion.

02 · Tax, funding and ownership

Questions to resolve before you buy.

Take these questions to the adviser handling your tax, legal or banking arrangements. The answers depend on where you live and how you fund and own the home.

  1. Q01

How is this home classified for my Dutch residence and intended use?

  2. Q02

Which valuation, debt and double-tax-relief rules apply to the overseas holding?

  3. Q03

What tenancy and sale constraints affect the Dutch home I might sell?

Moving to the UAE

Ownership and residency are separate steps.

Buying a home and applying for UAE residence are different processes. Establish the purchase budget and ownership first, then use the current authority service for the residence category you intend to apply under. A developer's payment schedule is not an approval of residence.

Who handles what

Real estate advice and specialist support.

Bring the Dutch rental's lease, costs and a realistic sale estimate. We can put a Dubai shortlist beside it, while your Dutch adviser applies the reporting, tenancy and tax treatment to the actual alternatives.

03 · The purchase

Before you reserve a home.

Before any reservation

Purchase checklist

  1. 01

Identify the exact unit, title or off-plan registration, seller and payment recipient.

  2. 02

Get the purchase costs in writing, including registration, agreed agency charges, bank costs and currency conversion.

  3. 03

For a completed home, obtain its service-charge statement, tenancy details and condition report; for off-plan, map every instalment and the period without rental income.

  4. 04

Confirm bank requirements and the source-of-funds documents before a payment deadline.

  5. 05

Agree who inspects, accepts handover, manages repairs and receives notices when you are abroad.

How you hold the asset

Ownership options

  1. 01

Sole ownership puts the title, funding and rental records in one person's name; succession still needs to be arranged.

  2. 02

Joint ownership needs recorded shares and a clear record of who funds each payment and receives the income.

  3. 03

Company ownership adds administration and can change borrowing and home-country reporting. Choose it for a specific purpose, not because it sounds more sophisticated.

A familiar structure may still be wrong for the buyer, lender, property or succession plan. Qualified review is required.

Questions this page can answer

01Does buying abroad remove Box 3 considerations?

No. Belastingdienst's guidance expressly addresses overseas second homes. Establish the classification and any relief for your circumstances instead of assuming a foreign address removes reporting.

02Must I sell my Dutch rental first?

Not necessarily. Retaining it and adding Dubai is a different capital commitment from selling and switching. Model the cash requirements of each before deciding.

03What makes a Dubai comparison useful?

One identifiable home, a realistic rental basis, building charges, purchase and sale costs, and the same holding period as the Dutch alternative. The final cash result should also be shown in euros.
