IRTH
IRTH's Rove Home residences and its Business Bay offices serve different buyers. The distinction starts with how each space is delivered and operated.

The overview
A home, a serviced office or a shell-and-core workplace?
IRTH's Dubai portfolio combines Rove Home residential projects with commercial developments including HQ by Rove and Haus of Tenet. The common thread is a focus on the experience inside a building. For a buyer, the important difference is whether that experience comes through residential facilities, a serviced office arrangement or a workplace that still needs fitting out.
IRTH's residential and commercial projects belong in separate comparisons. Their occupiers, fit-out requirements and running costs are different, even where the addresses sit close to one another.
01 · Downtown Dubai
Rove Home is residential, with distinct Dubai addresses.
IRTH lists Rove Home projects in Downtown Dubai, Marasi Drive in Business Bay and Dubai Marina. These are separate buildings rather than a single residential product repeated without change. The address affects the resident's daily journey and nearby alternatives, while the selected apartment determines layout and outlook. The Rove association should be read alongside the building's actual service and management terms, not as an automatic rental return.
IRTH · residential and commercial portfolio02 · Business Bay
HQ by Rove is presented as furnished, serviced office space.
The official HQ by Rove page describes modular offices at Marasi Bay with furnishing and services built into the proposition. That is materially different from buying an empty office shell. The comparison should include the operating arrangement, the services covered by recurring charges and whether the space suits the intended occupier. A workplace that is convenient to move into still needs a clear total occupancy cost.

Haus of Tenet leaves the internal fit-out to the buyer.
Haus of Tenet's project website describes shell-and-core offices organised into clusters, with independently owned offices able to form larger workplaces. This offers a different kind of flexibility from a furnished office, but it also changes the cash and time needed before occupation. Fit-out design, approvals, building requirements and the route to combining adjacent units belong in the comparison from the beginning, not after the purchase price has been agreed.

A closer look
A residential rental comparison cannot establish the value of an office. Even within commercial space, a fitted workplace and an unfinished shell need different cost assumptions.
Before choosing a project.
- For Haus of Tenet, include the fit-out and the time before the workplace can be occupied.
- For HQ by Rove, separate the purchase cost from the service and operating charges attached to occupation.
- For Rove Home, compare the specific building and residential management terms rather than borrowing an office-income assumption.
