New registrations fell faster than completed transfers.

The reports' monthly residential price measures were −0.76% in April and −0.77% in May, while their annual measures moved from +9.82% to +8.12%. The reported gross yield slipped from 7.34% to 7.29%. May's off-plan apartment average of AED 1,060,284 and completed apartment average of AED 1,009,885 describe different transaction cohorts, not a measured premium for a comparable unit.

Building and vintage matter more than an area average.

Completed transfers were more resilient

Off-plan apartment registrations fell by 252 between April and May, while completed apartment transfers fell by 20. The contrast matters: a headline based only on total activity would conceal how differently the two parts of JVC moved.

Completed villa and townhouse transfers also fell, from 20 to 11. That is a much smaller group than apartments, so it should not be used to explain the district's apartment price measure.

Yield changed less than registration volume

The reported gross yield moved from 7.34% to 7.29%, a decline of 0.05 percentage points. This is not a 0.05% fall in rental income. It is an area-level yield measure, before the service charges, maintenance and letting costs that determine an owner's net income.

The monthly price measure changed little between the reports, from −0.76% to −0.77%, while the annual increase eased. Transaction counts, monthly price movement and gross yield each describe a different part of the market; none should stand in for the others.

JVC covers many buildings and vintages. For an existing apartment, compare sales and rents in the same building and account for service charges. For a new one, keep its developer, handover stage and payment terms separate from completed-home figures.
