IWR MONTHLY / OCTOBER 2026

Dubai residential market

A quieter headline. A stronger ready-home segment.

Two markets inside one headline

The fall in total sales value conceals an increase in completed-home activity.

Savills’ Q3 2026 residential report records AED 70.8 billion of transactions, against AED 82.6 billion in Q2. Ready-home sales value rose from AED 21.3 billion to AED 25.1 billion; off-plan value declined from AED 61.3 billion to AED 45.7 billion. These movements belong to different purchase decisions, not a single citywide discount.

The ready segment increased by approximately 17.8% in value, while the off-plan segment declined by approximately 25.4%. Both calculations use the same provider’s quarterly amounts. Neither is a house-price growth rate: activity value also changes when the number, size and type of traded homes change.

An average is not the price of your home

Matched-property evidence changes the interpretation of the headline.

Average apartment prices declined 4.8% quarter-on-quarter in the report; the matched-property comparison fell 1.7%. For villas and townhouses, the average declined 3.3%, while matched-property prices were flat. A changing mix of traded homes therefore matters when reading the wider decline.

A buyer should compare the same building or neighbourhood, property type, floor area, condition and delivery stage. Applying a citywide percentage to an unrelated asking price can create a false bargain. At resale, view, maintenance history and actual occupancy also affect what is being compared.

Prime prices and prime liquidity tell different stories

Fewer high-value deals do not establish a uniform repricing of prime homes.

Transactions above AED 10 million declined from 871 in Q2 to 669 in Q3. Savills reports prime apartment pricing of AED 5,237 per sq ft and villa/townhouse pricing of AED 2,791 per sq ft in Q3, respectively 4.0% and 3.6% above the previous year. Retain the provider’s prime population and pricing method rather than applying these references to every luxury listing.

The acquisition question is whether the specific unit has credible comparable transactions and realistic resale alternatives. A prestige address may still have a narrower buyer audience, a larger operating budget or a longer marketing period. Transaction counts, price evidence and liquidity should be read together.

A pipeline is not a delivery calendar

The timing and location of supply matter as much as its total size.

Savills identifies approximately 525,000 units scheduled through 2030. This is a future pipeline, not completed homes currently competing for tenants. Construction progress, registration timing, infrastructure and changes to the launch calendar can alter when supply reaches the market.

For a purchase shortlist, separate completed nearby alternatives, homes already under construction and projects still at an earlier stage. A citywide pipeline cannot establish vacancy or achievable rent in one building. The useful comparison links the tenant’s employment and transport needs to the actual timing of competing homes.

Compare the commitment, not only the deposit

Ready and off-plan purchases expose capital to different clocks.

A completed home can be inspected as a physical property. An off-plan purchase also requires analysis of instalments, the promised specification, construction milestones and the expected interval before occupation or leasing. An attractive deposit is not the total acquisition requirement.

Create one capital schedule containing purchase payments, acquisition charges, finance, furnishing or fit-out, recurring ownership costs and the start of income. Keep rental expectations grounded in the relevant building and tenant market. Illustrative calculations are useful only when their assumptions remain visible.

What would change the reading next month?

Follow comparable prices, delivery and the ready/off-plan split.

The next edition should test whether stronger ready-home activity persists, whether newly released matched-property evidence changes, and which completed projects add genuine alternatives. Market totals are an opening signal; a useful acquisition decision is made at location and property level.

This October edition reviews the latest verified quarterly report available at the evidence cut-off. It does not manufacture a September monthly series or relabel quarterly values as October transactions.
