A headquarters, an owner-occupied suite and a rental asset require different buying decisions.

Three propositions, not interchangeable offices
LUMENA South Tower by OMNIYAT is the Business Bay candidate in this comparison. Its published specification lists 73 levels, 18 double-deck office elevators and 1,000 parking spaces, with Q1 2030 completion displayed. Those are whole-building figures. The buyer's actual parking allocation and lift experience depend on the selected office and building arrangements.
SOL LUXE combines residential and commercial uses on Sheikh Zayed Road. Its office offering includes a business lounge, meeting rooms, gym and terrace. Mixed use makes circulation worth examining: the office arrival, lifts and visitor experience should be assessed as office infrastructure rather than inferred from residential amenities.
Shahrukhz by Danube is presented as a 55-storey office tower with 615 units and completion in 2029. Its advertised AED 1.9 million entry price describes a ticket size, not a comparable price per usable square foot. The actual office's area, configuration and delivery condition are essential to assessing that number.
Cash to occupation changes the comparison
Purchase price is only part of an owner-occupier's budget. Acquisition costs, fit-out, professional work and the time before occupation can change which office is affordable. A smaller quoted price does not automatically mean a smaller operational budget.
SOL's displayed office plan is 50/50, separate from its residential plan: 5% booking, 15% by SPA, 10% at six months, four 5% instalments starting at month 18 and 50% at completion. This makes completion funding a substantial decision. Fit-out must be budgeted alongside it, not assumed included because the instalment schedule is convenient.
Compare for the intended occupier
A headquarters mandate should examine contiguous floor space, expansion, meeting capacity and service access. A small business needs to understand how much of the purchased area becomes usable workspace and what is required to move in. An income buyer should assess demand for the particular office size and condition, rather than substitute a general Dubai office-market headline for a unit-level leasing case.
Building-wide facilities can help explain positioning. They cannot establish a specific asset's running costs, achievable rent or resale value. The useful comparison brings the unit plan, parking entitlement, delivered specification, completion funding and annual budget onto the same basis.
Compare for your mandate
Owner-occupiers: team size, move date, usable workspace and fit-out budget. Income buyers: tenant audience, operating costs and leasing evidence. Headquarters buyers: contiguous space, expansion and dependable building services.
Current available-unit quotations have not been established for this comparison. No candidate is ranked by yield or confirmed below the AED 2,500/sq ft threshold.
