The place in plain English
Hudayriyat lies opposite Al Bateen, linked to mainland Abu Dhabi by bridge. Modon's residential communities include Al Naseem, Bashayer, Hudayriyat Golf Estates and the Nawayef collections. Marsana, public beaches and sports facilities already draw visitors; the residential neighbourhoods have separate construction programmes and planned amenities. A hillside villa, a townhouse between the Nawayef hills and a coastal apartment are different ways to live on the island, with different surroundings and ownership costs.
On the ground
Hudayriyat already has reasons to visit. Its housing programme adds separate communities to that leisure setting, rather than turning the whole island into one interchangeable villa estate.
Modon identifies Marsana, 321 Sports and the public beaches as visitor destinations on the island. Those existing uses help explain Hudayriyat's identity beyond a brochure. A home inside a gated community has a different daily route to them: being on the same island does not put the beach, sports facilities and restaurants outside every front door.
Modon's residential programme includes Al Naseem, Bashayer, Hudayriyat Golf Estates and several Nawayef collections. Nawayef Village sits between the East and West Hills and offers townhouses and twin villas; Nawayef East is a separate villa and mansion collection. A hillside position, a community garden and a coastal outlook each deliver different outdoor space, privacy and maintenance responsibilities.
The island is connected by bridge opposite Al Bateen. That makes an actual school or work destination more useful than a general city-centre driving time. Modon describes plots allocated for education and healthcare within the island; allocated land does not establish an operating institution beside a new home. Families can compare the facilities available for their move-in date with the future neighbourhood plan.
The residential projects have separate delivery programmes. Modon's general FAQ currently gives conflicting handover dates for Al Naseem and Bashayer, so an island-wide date cannot settle a purchase decision. The dated factsheet and contract for the exact release are the useful documents. The same distinction applies to payments: a later balance at completion and earlier instalments create different cash requirements even where headline prices are similar.
Hudayriyat's appeal is the combination of an existing active island and a developing residential offer. Choose the community whose home, surroundings and delivery sequence match the intended use, rather than paying for an island-wide promise.
