A private-plot villa or a hillside home?
Modon's Hudayriyat portfolio ranges from private-plot villas at Al Naseem to hillside homes at Nawayef. The island gives them a shared setting, but their architecture, terrain and relationship to the surrounding neighbourhood are different. Those differences are the useful starting point for a home search.
Al Naseem puts the villa and its private plot at the centre of the choice. Nawayef adds elevation and a wider range of home scales. Compare them against the way you want to use the house throughout the week.

Al Naseem is a private-plot villa neighbourhood.
Modon presents Al Naseem as standalone villas with four to six bedrooms, offered in South Californian and Modern Contemporary architectural styles. Each villa is described as occupying a generous private plot; the published amenity list includes pedestrian paths, cycle routes and an outdoor play area. These are different scales of space: the plot belongs to the home, while the paths and play area are part of the community offer. For a family, the useful comparison is how much usable space the chosen plot provides, how the house sits within it and how it relates to neighbouring homes. The two façade styles also deserve a look in the context of the whole street, rather than as isolated brochure images.

Nawayef uses the terrain to create a different outlook.
Modon’s November 2024 launch places Nawayef East on and around one 60-metre man-made hill. Homes, Heights and Mansions are residential collections, not three separate hills. The current project page distinguishes four- to five-bedroom Homes, five- to seven-bedroom Heights and six- to eight-bedroom Mansions. A five-bedroom home can therefore belong to either Homes or Heights; bedroom count alone does not identify the collection. Against Al Naseem’s four- to six-bedroom standalone villas, the useful comparison is the actual floor plan and plot position. The hill’s height does not establish a selected home’s elevation, privacy or outlook: orientation, approach and neighbouring buildings still determine how that position works.

The leisure destination and the residential phase are separate layers.
Hudayriyat's wider proposition includes beaches, sports and leisure alongside new neighbourhoods. That offers a reason to consider the island beyond the house itself, particularly for an active household. The daily routine still belongs to a specific address: the route to school or work, access to groceries and the distance from home to the facilities you would actually use. Established public attractions and amenities shown in a residential masterplan should be read separately when choosing a phase.

Who is Modon in Abu Dhabi?
Modon Holding is an international group headquartered in Abu Dhabi and listed on the Abu Dhabi Securities Exchange. Its businesses include real estate, hospitality, events and asset management. The holding company was previously Q Holding; its 2024 expansion included the acquisition of Modon Properties and ADNEC. Modon Properties was an acquired business, not simply the former name of the holding company. For a home buyer, that explains the names; the comparison still turns on the chosen community, release and home.
