An evolving islandPlanned homes · hotels · marinas
The place in plain English
A new island, with more than one way to live.
Palm Jebel Ali is Nakheel's island development on Dubai's southwestern coast. Beachfront villas occupy the fronds, while the wider plan brings together apartments, hotels, marinas and mixed-use districts. Buying here means choosing both a home and a place still taking shape. Start with the villa layout and its position on the frond, then consider when the surrounding neighbourhood will suit the way you want to live.

On the ground
The frond, the villa and the delivery phase.
Palm Jebel Ali's beachfront villas are part of a much larger island programme. The useful comparison starts with a named design and a specific frond, then connects the home to its delivery timetable and the facilities around it.
01The home
Collection sizes change between releases.
Nakheel's 20 August 2026 Frond F release describes five- and six-bedroom Beach villas of approximately 7,500–8,500 sq ft, alongside six- and seven-bedroom Coral villas of approximately 11,500–12,500 sq ft. Earlier K–P collections have their own named designs and schedules, illustrated below. The collection label is therefore a starting point: the floor plan and area definition for the actual home settle the comparison.
02The delivery sequence
The first handovers do not finish the island.
In its August announcement, Nakheel scheduled the first villa handovers to start in late 2026 and continue through 2027. It also described ongoing construction and infrastructure work across the residential fronds. That is a phased programme, not one move-in date for every home. A buyer's occupation date and payment balance belong to the particular villa and contract, while shops, places of worship and other island facilities have their own delivery sequence.
03The alternative
A new villa and an established beach home offer different benefits.
Against Palm Jumeirah, Palm Jebel Ali offers newer designs within a developing setting. A completed Palm Jumeirah villa offers surroundings that can be inspected now, alongside any refurbishment it requires. The financial comparison includes the money tied up before occupation, later completion payments and the cost of bringing an older home to the desired standard. A shared Palm name does not make the two purchases equivalent.
For a family, the strongest position is a home whose layout and timing work together. For an investor, the specific plot, total cash commitment and eventual competition matter more than treating all beachfront villas as one price band.
Palm Jebel Ali is a large idea. A buyer still needs a precise decision.

This plan shows different villa designs along each frond, with premium plot categories towards the tips. It is a collection layout, not a map of homes currently for sale.
The design
Match the plot to its named villa. Two homes with the same bedroom count can have different room arrangements and outdoor spaces.
The setting
Compare the aspect, the opposite shoreline and the neighbouring plots. A tip position and a position nearer the spine are different settings—not interchangeable addresses.
The wider island
The fronds are one part of a larger plan. The trunk, spine, crown and crescents introduce other residential, hotel, retail and marina settings.
Formal and family lounges, a study and a roof lounge create more separation between entertaining, work and private time.
Does your household need separate reception and family spaces? Look at how the floors connect, not only the total area.
Choose the home and the timeline together.
The plan includes hotels, marinas and shopping, but planned amenities are not the same as places you can use today. Separate the villa’s contractual handover from the opening of the facilities around it.
For a home, compare the move-in date with your school, work and family plans. For an investment, compare the payment schedule, remaining cash requirement and likely holding period against a completed alternative. Those are buyer-specific comparisons, not a return promised by the masterplan.
