01 · Your plans

What are you buying the home to do?

The way you intend to use the real estate shapes the location, budget and timing of the purchase.

Italy buyer context

What changes when your purchase crosses borders?

A family home in Italy and an income-producing apartment in Dubai can both serve a purpose, but a yield chart cannot decide between them. Start with how you will use the home. Then compare Dubai with the Italian purchase or holding that is a genuine alternative.

Milan, Rome and a second home are different alternatives

A central Milan apartment, a renovated Rome home and a holiday home outside a major city have different letting patterns and maintenance needs. Name the actual alternative and include shared building expenses, refurbishment and likely time to sell. Those differences matter more than a broad statement about which country is growing faster.

On the Dubai side, a completed apartment and an off-plan launch are also different purchases. One has a physical home and potentially an existing tenancy to examine. The other has a contract, a payment schedule and a future delivery. Keep the cash committed before rental income starts visible.

A euro budget needs more than today's conversion rate

The dirham is fixed against the US dollar, so an Italian buyer funding in euros has an exchange-rate exposure. The amount needed for later instalments can move even when the AED price does not.

Model the home in AED first, then show what the rental receipts and sale proceeds could mean in EUR under different conversion assumptions. Leave room for bank costs and an operating reserve; do not treat the entire euro budget as available for the purchase price.

Official guidance

Keep the overseas-asset record from the first payment

Agenzia delle Entrate's 2026 Quadro RW instructions cover overseas investments held by Italian-resident individuals and the IVIE framework for foreign real estate. Overseas ownership belongs in the Italian reporting conversation even when the home is used by the family rather than let.

Keep the contract, ownership percentage, payment dates and amounts, completion documents and any rental statements. Your commercialista can establish the correct reporting, valuation and tax treatment for the holding. Do not infer an Italian exemption from a statement about UAE taxation.

Official guidance

Your visits and the tenancy must fit together

If the home is partly for your own use, decide when you need access before choosing the rental arrangement. A full-time tenancy and occasional family visits cannot both be assumed in the same income estimate. Furnishing, cleaning, management and periods without guests also change the operating cost.

02 · Tax, funding and ownership

Questions to resolve before you buy.

Take these questions to the adviser handling your tax, legal or banking arrangements. The answers depend on where you live and how you fund and own the home.

  1. Q01

Am I Italian-resident for the relevant reporting period?

  2. Q02

How should the holding be recorded in Quadro RW and assessed for IVIE?

  3. Q03

How will personal use, rental receipts and a future sale be treated?

  4. Q04

What ownership shares and succession documents suit the family?

Moving to the UAE

Ownership and residency are separate steps.

Buying a home and applying for UAE residence are different processes. Establish the purchase budget and ownership first, then use the current authority service for the residence category you intend to apply under. A developer's payment schedule is not an approval of residence.

Who handles what

Real estate advice and specialist support.

We can compare the Dubai homes around your intended use and budget. Your commercialista handles the Italian reporting and tax treatment using the same ownership and payment records.

Purchase checklist

  1. 01

Identify the exact unit, title or off-plan registration, seller and payment recipient.

  2. 02

Get the purchase costs in writing, including registration, agreed agency charges, bank costs and currency conversion.

  3. 03

For a completed home, obtain its service-charge statement, tenancy details and condition report; for off-plan, map every instalment and the period without rental income.

  4. 04

Confirm bank requirements and the source-of-funds documents before a payment deadline.

  5. 05

Agree who inspects, accepts handover, manages repairs and receives notices when you are abroad.

How you hold the asset

Ownership options

  1. 01

Sole ownership puts the title, funding and rental records in one person's name; succession still needs to be arranged.

  2. 02

Joint ownership needs recorded shares and a clear record of who funds each payment and receives the income.

  3. 03

Company ownership adds administration and can change borrowing and home-country reporting. Choose it for a specific purpose, not because it sounds more sophisticated.

A familiar structure may still be wrong for the buyer, lender, property or succession plan. Qualified review is required.

Questions this page can answer

01Should I choose Dubai instead of a second home in Italy?

First decide whether the priority is personal use or income. Compare the places you would actually use, the dates you need them and their operating costs. A remote rental and a family holiday home are not equivalent products.

02Can I budget an off-plan purchase using today's euro rate?

Use it as one scenario, not a fixed cost for every later payment. Instalments are in AED; the euro amount and conversion costs can change before they fall due.

03What should I send before a consultation?

Your euro budget, preferred dates of use, intended rental plan and any Italian alternative. Include the exact payment schedule if you are considering a Dubai launch.
