An Ellington apartment on Palm Jumeirah, a home at Meriva on Dubai Islands and an Eltiera Views apartment beside the Jumeirah Islands lakes have quite different surroundings. The Sanctuary adds villas in MBR City, while One River Point is an urban tower in Business Bay. Interior design connects the portfolio, but the neighbourhood and the way each home meets its outdoor space shape everyday life.
The coastline, shared landscape and private garden offer different kinds of outside space. An apartment with substantial common facilities may suit a household that would rather avoid a villa's garden upkeep; a family wanting its own outdoor rooms may choose differently.
01 · Palm Jumeirah
Ellington Beach House is a Palm Jumeirah apartment decision.
Ellington introduced Beach House on Palm Jumeirah's East Crescent as an apartment and penthouse building. Its proposed club and beach amenities are part of the offering, but they do not answer which unit has the better outlook, how the service costs are allocated or how its price compares with nearby completed homes.

The Meriva Collection is a different Dubai Islands plan.
In February 2026 Ellington announced Meriva for Island B of Dubai Islands, combining planned residences with a dedicated hotel and beachfront setting. That hotel-linked masterplan is not the same product as a single Palm apartment building. Check the exact phase, beach access and delivery evidence before comparing either one on renders alone.

The Sanctuary shifts the question to a villa in MBR City.
Ellington identifies The Sanctuary as its first villa community in Mohammed Bin Rashid City and reported appointing its main contractor in December 2024. Lagoon-side living and a gated layout may appeal to a different household from either waterfront apartment project; the selected villa, site progress and contract terms still need a current check.

Eltiera Views brings apartments to the lake setting.
Eltiera Views offers one- to four-bedroom apartments around a four-level clubhouse in Jumeirah Islands. Its lake-facing landscape differs from Meriva's coastal plan. The clubhouse extends the shared living space, while the individual apartment still needs to provide the right rooms, storage and balcony. A household choosing between this and a nearby villa is also choosing between communal grounds and a private garden. Design consistency is not proof of equal value or equal delivery. A beachfront apartment, a hotel-linked island plan, a lagoon-side villa and a Business Bay tower expose a buyer to different neighbours, shared costs and resale markets.
Before choosing a project.
- Compare Beach House with the relevant Palm Jumeirah building and unit, not with Ellington's entire catalogue.
- Treat Meriva's hotel and public realm as dated plans until the relevant facilities and phase are delivered.
- A Sanctuary villa and One River Point apartment answer different space, location and ownership-cost needs.
