The overview.
Wadeem Gardens is a developer-built villa collection within the wider Wadeem masterplan on Hudayriyat Island. Its appeal is the combination of a family home and a planned community with everyday services. The useful comparison starts with the exact plot, the home’s layout and the total capital required; an island address alone does not establish direct waterfront frontage.
The wider plan brings daily life around a 2.3km spine.
The brochure places schools, healthcare, retail, offices and waterfront destinations around the wider community spine. These are planned facilities. Their contribution to a particular home depends on when they open and how easily residents can reach them.
Within the villa neighbourhoods, road exposure, privacy, orientation and walking connections can differentiate otherwise similar homes. The masterplan is useful for understanding these relationships, but it is not a substitute for the selected plot plan.
Three sizes, with two architectural treatments.
The four-bedroom villa starts at AED 8.7M, with a stated unit size of 430 sqm and a 532 sqm plot. The five-bedroom starts at AED 10.2M, with 510 sqm of unit area and a 630 sqm plot. The six-bedroom starts at AED 11.6M, with 591 sqm of unit area and a 720 sqm plot.
Arabian and Modern façades are offered, with two internal layouts for each size in the brochure. The pool shown in the garden illustrations is provision only: installation is by the owner, subject to approvals. The figures here retain Modon’s “unit size” terminology and September starting-price basis.

More space, but a higher total commitment.
At the starting prices, the six-bedroom works out at approximately AED 19,628 per stated unit sqm, compared with AED 20,233 for the four-bedroom. That is about 3% less per unit sqm, while requiring AED 2.9M more purchase capital.
The ratio explains the collection’s pricing; it does not establish a resale value. Plot premiums and the exact offer can change the comparison. Rounded USD equivalents are $2.37M, $2.78M and $3.16M respectively, using AED 3.6725 per dollar.

The largest cash instalment comes at the end.
The non-financed schedule pays 45% before the final 55% instalment in June 2031. On the AED 8.7M four-bedroom example, that means AED 3.915M paid before a final AED 4.785M. The initial October 2026 payment is 5%, or AED 435,000, before other acquisition costs.
The financed schedule separates 25% buyer equity from 75% bank funding, subject to off-plan mortgage approval. The supplied sheet shows bank funding of 20% in October 2028 and 55% in June 2031. Buyer equity is four 5% instalments through June 2028 and a final 5% in April 2031.
Bank profit rates, fees and repayments determine the real cost of that route. June 2031 is the final month on the supplied payment schedule; the contractual handover date must come from the current offer and SPA.
A long-hold family-home case needs a plot-level comparison.
Wadeem Gardens merits attention from buyers who want a developer-built villa and can fund the acquisition over several years. The intended community setting can support that choice, but delivery phasing and the cost of finishing the outdoor space matter.
The next useful step is a side-by-side comparison of actual plots and layouts, followed by the complete cash schedule including fees, upgrades and any bank costs. Rental yield and target resale returns are not established by the supplied launch pack.

| The choice | What it offers | What changes the decision |
|---|---|---|
| 4 bedrooms | 430 sqm unit · 532 sqm plot · from AED 8.7M | Lowest starting ticket; confirm plot position and the preferred internal layout. |
| 5 bedrooms | 510 sqm unit · 630 sqm plot · from AED 10.2M | AED 1.5M above the 4BR entry for another 80 sqm of stated unit area. |
| 6 bedrooms | 591 sqm unit · 720 sqm plot · from AED 11.6M | Largest home and plot in the collection; total commitment matters more than the lower price-per-sqm ratio. |

Your questions about Wadeem Gardens.
Is every villa directly on the water?
The island and wider masterplan have waterfront settings, but the supplied documents do not establish direct waterfront frontage for every villa. The exact plot plan determines the setting.
Is the swimming pool included?
The brochure says pool provision only. Installation is by the owner, subject to approvals.
Does 25/75 mean the whole balance is deferred to handover?
No. The financed schedule includes a 20% bank draw in October 2028 and a further 55% in June 2031. It is not a blanket 75% payment holiday.
Are these current unit quotations?
They are advertised starting prices from the supplied September 2026 factsheet. A current plot-specific offer is needed to establish available inventory and terms.
