Nakheel

Nakheel's established Palm Jumeirah, developing Palm Jebel Ali and five-island Dubai Islands are three different waterfront decisions.

The overview

Palm Jumeirah, Palm Jebel Ali or Dubai Islands?

Nakheel's name spans an established mixed-use palm, a new southern palm advancing in phases and a separate northern island masterplan. Its membership of Dubai Holding Real Estate explains the corporate context, not the price or completion position of any individual home.

Palm Jumeirah has established streets and homes alongside newer towers; Palm Jebel Ali is being delivered in phases; Dubai Islands is a separate five-island district. The Nakheel name alone does not bridge those differences.

01 · Palm Jumeirah

Palm Jumeirah's established setting does not date a new tower.

Palm Jumeirah has established homes, shops and hotels, but that setting does not make every new tower complete. Como Residences' progress page records 18.37% overall progress from Nakheel's internal inspection on 11 June 2026. The same page attributes 18.28% to a RERA inspection on 2 April 2026. These are two dated inspections of Como, not October progress or a measure for the whole island. The practical choice is between an existing home and a home under construction within an established district—not simply an old island versus a new one.

02 · Palm Jebel Ali

Palm Jebel Ali's first-villa target does not date every Frond F home.

On 20 August 2026, Nakheel reported substructure, superstructure, MEP and infrastructure works across 544 villas on Fronds A–F, while 728 villas on Fronds K–P had reached internal and external finishing. The same announcement scheduled phased handovers of the first villas from late 2026 through 2027 and announced 44 new Beach and Coral Collection villas on Frond F. That first-villa programme does not establish a handover date for each of those 44 homes. The announcement alone does not put a newly released Frond F home on the same timetable as the finishing-stage villas.

03 · Dubai Islands · Island B

Island B's Q4 2027 target is for marine works, not Bay Villas keys.

Nakheel's 8 October 2026 contract award concerns marine and beach works on Island B at Dubai Islands: 320 metres of new beach frontage near Bay Villas and upgrades to approximately 3 kilometres of the western shoreline. Nakheel scheduled that package for completion by Q4 2027. The work covers the coastal surroundings; the target is not a Bay Villas key-handover date or completion of the five-island masterplan. For a waterfront home, the building programme and the beach and infrastructure around it are separate delivery dependencies.

04 · Dubai Islands · Bay Grove

Bay Grove's late-2028 target covers named main works, not every home.

On 17 September 2026, Nakheel awarded a main construction contract for 537 homes across seven Bay Grove Residences buildings in Phases 1 and 3. It anticipated completion of those main works in late 2028. The same announcement said plans for the remaining 617 homes in Phases 2 and 4 were progressing, with further construction appointments to be announced. Late 2028 applies to the named works package, not confirmed keys for all 1,154 homes. Phase and building therefore matter more than a single Bay Grove completion date.

A closer look

A familiar waterfront master developer does not remove the gap between an operating address and an emerging one. A view of the full coastline does not reveal the selected home's completion, outlook or future neighbouring supply.

Before choosing a project.

  • Palm Jumeirah transactions need building- or frond-level comparables, with completed homes separate from new releases.
  • A Palm Jebel Ali handover target is a dated schedule, not an unconditional completion date for every villa.
  • Dubai Islands' five-island plan cannot stand in for the current conditions on one island or in one building.

Sources and project details.

Nakheel's own project records place the established Palm Jumeirah, the new Palm Jebel Ali and Dubai Islands in one portfolio. A buyer still needs to separate built conditions from future plans, apartment from villa, and the exact island or frond from the masterplan image.
