01 · Your plans

What does Dubai add to your Australian plans?

The way you intend to use the real estate shapes the location, budget and timing of the purchase.

Australia buyer context

What changes when your purchase crosses borders?

For an Australian buyer, a Dubai purchase changes more than the address. The home earns and sells in dirhams while your savings, borrowing or future spending may remain in Australian dollars. That currency difference belongs in the first comparison, alongside the building and its costs.

A Sydney apartment is a better comparison than an Australian average

If the alternative is a Sydney unit or a Melbourne townhouse, use that actual home as the starting point. Its strata fees, maintenance, insurance, finance and likely rent describe the choice you are making. A national average cannot show what you would give up by buying elsewhere.

Give the Dubai option the same treatment. Service charges and management reduce the rent available to you, and an empty month still has running costs. A new off-plan home adds an interval between paying instalments and earning any rent. That is a different cash requirement from buying a completed apartment with an existing tenant.

Budget every instalment in Australian dollars

The UAE central bank maintains the dirham's fixed exchange rate against the US dollar. It is not fixed against the Australian dollar. An unchanged AED instalment can therefore cost you more or less AUD between reservation and completion.

Separate the money needed for the purchase from the reserve needed to own it. Model rent and a later sale in AED, then translate them into AUD at the rate used for each scenario. This makes the effect of currency visible rather than hiding it inside a headline return.

Official guidance

Keep Australian reporting in the ownership plan

The ATO's foreign-income guidance includes overseas rental income among the income Australian residents need to declare. Establish your tax-residence position first, including whether any temporary-resident rules apply. A UAE bank account does not by itself change that position.

Keep purchase documents, rental statements, expenses and conversion records together from the outset. Your accountant needs the history of the holding, not just the balance that arrives in Australia. Confirm the treatment of borrowing and a later sale before comparing after-tax outcomes.

Official guidance

Make distance a practical question

For a remote owner, the manager's remit matters: inspections, repair approval, tenant communication and regular statements should be agreed before handover. A home that needs frequent personal intervention may be a poor match even if its projected rent looks attractive.

For relocation, reverse the order. Start with the work journey, school plans and the date you need the home, then examine the purchase. A future completion date cannot meet an immediate move.

02 · Tax, funding and ownership

Questions to resolve before you buy.

Take these questions to the adviser handling your tax, legal or banking arrangements. The answers depend on where you live and how you fund and own the home.

  1. Q01

What is my Australian tax-residence status during ownership?

  2. Q02

How will overseas rent, finance costs and a sale be recorded in AUD?

  3. Q03

Which bank will handle the transfers, and what proof of funds does it need?

Moving to the UAE

Ownership and residency are separate steps.

Buying a home and applying for UAE residence are different processes. Establish the purchase budget and ownership first, then use the current authority service for the residence category you intend to apply under. A developer's payment schedule is not an approval of residence.

Bring the Australian alternative, your AUD budget and the intended use. We can compare Dubai homes and their operating costs; your Australian accountant can apply the residence, income and disposal treatment to that same comparison.

Purchase checklist

  1. 01

Identify the exact unit, title or off-plan registration, seller and payment recipient.

  2. 02

Get the purchase costs in writing, including registration, agreed agency charges, bank costs and currency conversion.

  3. 03

For a completed home, obtain its service-charge statement, tenancy details and condition report; for off-plan, map every instalment and the period without rental income.

  4. 04

Confirm bank requirements and the source-of-funds documents before a payment deadline.

  5. 05

Agree who inspects, accepts handover, manages repairs and receives notices when you are abroad.

How you hold the asset

Ownership options

  1. 01

Sole ownership puts the title, funding and rental records in one person's name; succession still needs to be arranged.

  2. 02

Joint ownership needs recorded shares and a clear record of who funds each payment and receives the income.

  3. 03

Company ownership adds administration and can change borrowing and home-country reporting. Choose it for a specific purpose, not because it sounds more sophisticated.

A familiar structure may still be wrong for the buyer, lender, property or succession plan. Qualified review is required.

Questions this page can answer

01Can I buy without relocating from Australia?

DLD's completed-sale service accepts a valid passport for non-resident foreign buyers. The exact title, transaction documents and funding route still need to match the purchase. A mortgage is a separate lender decision.

02Should I compare the gross rental yields?

Start there only if both figures describe comparable homes. The useful result is the cash left after recurring costs, vacancy, borrowing and tax, translated into AUD over the same holding period.

03What should I bring to the first conversation?

Your AUD budget, intended use, timing and an Australian home you would otherwise buy or retain. If you already have a Dubai shortlist, include the unit details and payment schedules.
