Abu Dhabi · Developer guide
Cultural-district apartments, island homes and Dubai communities: a closer look at the places and homes within Aldar's portfolio.

The overview
Aldar is listed on the Abu Dhabi Securities Exchange, but its company record does not make a Saadiyat apartment, a Yas Island home and an Athlon villa interchangeable. The address, product, project entity and stage of delivery belong in the comparison before the developer name does.
The Source at Saadiyat Grove, Gardenia Bay on Yas Island and Athlon in Dubai answer different questions about location, daily life and delivery. Compare the exact home, not an Aldar-wide proposition.
01 · Saadiyat Island
Aldar announced The Source in March 2023 as apartments and penthouses at Saadiyat Grove. The proposition is an apartment near the island's cultural attractions, not a generic Saadiyat beachfront villa. For one unit, the building position, outlook and completed surroundings matter more than the wider district rendering.
Aldar · The Source announcement, March 202302 · Yas Island
Aldar places Gardenia Bay on Yas Island around a waterfront promenade and shared amenities. That is a different daily-life purchase from a Saadiyat cultural-district apartment: route to work, building position and the relationship to water need to be assessed at the selected home, not inferred from the island name.
Aldar · Gardenia Bay project record03 · Dubai
Aldar announced Athlon beside Global Village in May 2024 as a villa-and-townhouse community developed with Dubai Holding. Its later Rise by Athlon phase added apartments. A buyer should distinguish those phases and the relevant project documents rather than transfer a Yas or Saadiyat assumption into a Dubai purchase.
Aldar · Athlon announcement, May 202404 · Abu Dhabi
The Beach House Fahid and Fahid Beach Residences are separate developments. The Beach House's mix begins with studios and sits close to the planned shops and cafés of Coral Drive. The Beach Residences have a shoreline setting and a different range of homes. The distinction changes both the space inside an apartment and the route from its entrance to the coast. Their brochures should not be mixed: an image, floor plan or finish described for one does not establish what belongs to the other. The two guides below make that comparison at project level.
Aldar · The Beach House FahidAt a glance
| Project | Setting and product | What matters in the comparison |
|---|---|---|
| The Source | Apartments at Saadiyat Grove | Building position and relationship to the cultural district |
| Gardenia Bay | Waterfront apartments on Yas Island | Promenade, orientation and daily journeys |
| Athlon | Dubai community with distinct residential phases | Villa, townhouse or apartment; the specific release matters |
| The Beach House / Beach Residences | Separate developments on Fahid Island | Coral Drive neighbourhood setting versus shoreline residences |
A closer look
A listed-company record can help establish who Aldar is; it does not settle which building, phase or home is right. The useful comparison remains local to the selected project and its current documents.
Aldar's named project pages and dated announcements describe the locations and proposed homes discussed here. The separate Fahid guides use the relevant project brochures and keep The Beach House distinct from Fahid Beach Residences.
