The overview.

HADO brings three residential towers to Siora on Dubai Islands. BEYOND describes one- to four-bedroom homes, including duplex and simplex formats, arranged above a shared landscaped setting. The towers are presented as 21 levels, with terraces, gardens and courtyards playing a prominent role in the design.

Three towers, more than one kind of home

The useful distinction is between the different homes within that arrangement. An apartment on one level, a duplex with an internal staircase and a home with a larger terrace do not offer the same everyday experience. Bedroom count alone will not tell a household which one works best.

The landscape is part of the living space

The developer's Japanese-inspired design description is expressed through planted terraces, courtyards and reflection pools. These shared spaces give the project a different emphasis from a tower whose common facilities sit mainly inside the building.

For a resident, their value depends on how they connect to the home. A terrace used for regular meals serves a different purpose from a planted outlook seen through a window. The position of the apartment, its usable outdoor area and the route to shared gardens should therefore be read together. A large communal landscape does not replace private outside space where that is important to the household.

BEYOND also describes a chef's kitchen, an indoor children's club, spa and yoga facilities, and a pool. These are proposed shared amenities. They support the residential setting; they do not establish that every home has the same outlook or that every service is included in a particular quotation.

Read the home in section as well as in plan

A duplex changes how rooms connect. Separating bedrooms from the living floor may suit some families, while others prefer everything on one level. The staircase, circulation and location of the main bedroom deserve attention alongside the total floor area.

For an apartment, compare bedroom separation, storage, kitchen arrangement and the depth of the terrace. A broad frontage can create a different room layout from a deeper plan even when the headline area is similar. The individual plan is more informative than a tower-wide bedroom range.

Compare within Dubai Islands, without assuming identical settings

HADO's shared garden setting is one way to approach island living. A beachfront residence, a marina-facing apartment and a home organised around communal landscape may all belong to Dubai Islands, but their outlooks and daily use differ. Compare the relevant buildings and exact homes rather than treating the master-community name as a single product.

Single-level apartment versus duplexInternal stairs, room separation and circulationOne-level living avoids stairs; a duplex can separate private rooms from entertaining space.

Your questions about HADO.

Does every home face the sea?

The project setting is not proof of an individual outlook. Use the selected unit's orientation and floor information.

Are all the homes duplexes?

No. The developer describes several formats within a one- to four-bedroom range.

What would make a useful first comparison?

Two actual plans with their current quotations, rather than two advertised starting prices.
